| 1. Successfully complete 48 hours of classroom instruction in a MREC approved course known as “Salesperson Pre-Examination Course.” In order to satisfactorily complete the course, the students must attend all 48 hours of the course and pass the school's final examination with a score of 75% or better. The school may allow a student to miss up to 10% of the classroom hours for a bona fide personal emergency such as illness, sickness or death in the student’s immediate family or hazardous road conditions. A student may take the course by correspondence if the school has been approved to offer the course by distance delivery (book and binder, on computer or via the Internet). If the student takes the course by correspondence, the student will have 6 months from the date of enrollment to complete the course. 2. Pass the salesperson’s test. The test consists of two portions—the national portion and the state portion. The national portion includes 100 multiple choice test questions relating to subjects that may vary somewhat, but are fairly standard nationwide. The state portion includes 40 multiple choice test questions 30 of which relate to subjects pertaining to the real estate license law (Missouri Revised Statute Number 339.010 – 339.860) and the rules and regulations of the Missouri Real Estate Commission (Code of State Regulations Chapter 250), and 10 of which pertain to closings. Students must achieve a score of 75% or higher on each portion in order to successfully pass the examination. The fee for the test is $55. 3. Successfully complete 24 hours of classroom instruction in a MREC approved course known as “Missouri Real Estate Practice.” “Successfully complete” means that each student must pass a course final examination consisting of not less than 50 multiple choice questions with a score of 75% or better. 4. Affiliate with a licensed broker and send in the completed and signed application with the appropriate fee and proof of satisfactory completion of the required pre-examination course, passing the required examination and satisfactory completion of the required Missouri Real Estate Practice course. Once and applicant has passed the examination, the applicant will be provided with an application for license containing a test score report and a 2” x 2” picture of the applicant. The application for license must be properly completed, signed by the applicant and the applicant’s broker and postmarked within 6 months from the date of completion of the approved pre-license school. The fee for the license is $90. NOTE: It is NOT NECESSARY that you be a U. S. Citizen, resident of Missouri or a high school graduate in order to obtain a real estate license in Missouri. You MUST, however, be at least 18 years of age and have a Social Security number to apply for a license. HOW TO GET A REAL ESTATE BROKER LICENSE IN MISSOURI 1. Obtain a real estate salesperson license and actively work in the business for 2 consecutive years; 2. Successfully complete 48 hours of classroom instruction in a MREC approved course known as “Broker Pre-Examination Course.” In order to satisfactorily complete the course, the students must attend all 48 hours of the course and pass the school's final examination with a score of 75% or better. The school may allow a student to miss up to 10% of the classroom hours for a bona fide personal emergency such as illness, sickness or death in the student’s immediate family or hazardous road conditions. The broker’s test currently consists of 175 multiple choice test questions (100 national questions and 75 state questions). The candidate must achieve a score of 75% or better on each portion of the test to pass. The broker’s test will soon be changed to a situation-based analysis format in which the candidate’s responses will be ranked from -3 to +3. The new test format is expected to be in place effective in January, 2007. The fee for the test is $55. 4. Apply for a broker’s license. You will have six months from successful completion of the broker pre- examination course within which to pass the test and apply for a broker’s license. The fee for the license is $130. IMPORTANT NOTE: The Missouri Real Estate Commission (M.R.E.C.) must refuse to issue a real estate license if the applicant has pleaded guilty to or been found guilty of a dangerous felony or murder in the first degree, sexual offenses such as rape, sexual assault, forcible sodomy, statutory rate or sodomy, child molestation, sexual misconduct involving a child, sexual abuse, enticement of a child, incest, child abandonment, endangering the welfare of a child, child abuse, using a child in a sexual performance, promoting sexual performance by a child, trafficking in children, child pornography, promoting obscenity, promoting child pornography, possession of child pornography, furnishing child or other pornographic materials to a minor or coercing acceptance of obscene material. They must also refuse to issue a license if the application has failed to file or pay MO state income taxes in any of the immediately preceding 3 years. |
