No buyers are making offers. Most sellers think that their property is worth more than the market
will truly bear and overprice their property. Are you familiar with the local market? Remember, the
real estate market is not like other markets and is local in character. Just because a friend or
relative sold their home for a high price doesn’t mean yours will sell for as much.
The home fails to appraise for enough. The buyer’s lender is going to have the home appraised
before making the final agreement to make the loan. Even if you have your home appraised
prior to putting it on the market, this problem could still rear its ugly head later on. Do you know
how to avoid it?
Did you know that if you change your mind after the contract has been signed, you are still
required to perform according to the terms of the contract?
You can’t just walk away from a real
estate contract. Buyers and sellers in real estate contracts have a legal remedy for breach of
contract that is not available for most other types of transactions. It is called “specific
performance.” That means that if you decide not to complete the purchase, unless the decision is
based upon misrepresentation by the buyer or the buyer has breached the contract, the buyer can
take you to court and force you to complete the sale.
